Services

East Coast Watchdog (ECWD) will provide the following home watch services to the interior & exterior one (1) to four (4) times per month. ECWD visits are scheduled weekly. Efforts will be made to vary the days and times so as to prevent the establishment of a routine that is recognizable to outsiders. On occasion, home checks may be conducted after dark to check on lighting. Upon completion of each visit, you will receive an email or text message that summarizes the inspection of your property and any recommendations that may be needed.

Interior checks

Interior Plumbing Checks

  • Visually inspect water service and all interior taps and faucets for leakage.
  • Check that toilets are functioning properly.
  • Check washing machine and dishwasher hoses for leaks.
  • Inspect water heater for leaks and/or PRV drainage (Pressure Relief Valve).
  • Inspect walls, ceilings, and floors for signs of leakage.
  • Run water in all sinks, tubs, showers and toilets to keep traps filled.
  • Check drains for signs of back up.
  • Inspect for water leakage under sinks and vanities.

General Interior Inspections

  • Inspect overall interior condition of home.
  • Check refrigerators and freezers to ensure that they are cooling properly.
  • Look for signs of forced or unauthorized entry, theft, or vandalism. Immediately contact homeowner & report to Police.
  • Check that security system is set.
  • Check that all doors and windows are closed, securely locked, and are in good condition.
  • If any unusual odors are detected, initiate corrective actions.
  • Check home for visual signs of insects or pests and termite damage.
  • Check floors, walls and ceilings for signs of water damage or leaks.
  • Check all timer-activated interior lights for proper operation and replace light bulbs with customer-supplied items as needed.
  • Replace air filter every two months (provided by client).
  • Replace batteries as needed within thermostat (provided by client).

Exterior checks

General Exterior Inspection

  • Look for signs of unauthorized intrusion, theft, or vandalism. Immediately contact homeowner and the Police.
  • Inspect Windows & Screens.
  • Visually inspect exterior walls, and where possible, roof leak damage or deterioration.
  • Remove mail from mailbox.
  • Check for mold growth on external surfaces (walls, doors, etc.).
  • Check all timer-activated exterior lights for proper operation.

Exterior System Checks

Yard Watering

  • Check the condition and overall appearance of landscaping.
  • Check that contracted landscaping services are being performed.
  • Look for obvious signs of insect infestation or disease in grass, trees and plants.
  • Ensure irrigation system is performing properly.

Pool and Spa Systems

  • Advise of performance of pool and spa maintenance service.
  • Notify of any obvious conditions that may need attention.

Air Conditioning Systems

  • Visually inspect condition of exterior A/C units.
  • Check AC condensate drains to ensure no blockage.
  • Advise of exterior Radiator / Condenser needing service (Cleaning/ 6 month maintenance from Certified/ Licensed AC company

Additional services *

General Exterior Inspection

  • Interior painting/touch-up.
  • Pressure cleaning.
  • Replacement of sinks, toilets , fixtures, bathroom cabinets.
  • Installation of front door keypad locks.
  • Owner arrival preparations: contact cleaning service, water turned on, lights turned on for late arrival, A/C adjusted to desired temperature.
  • Hurricane preparations/ outside furniture.
  • Car starting/ driving.
  • Departure and arrival preparation (arranging for cleaning service, shutting down house until your next arrival date).
  • Provide contractor access (installations, furniture delivery, construction related issues).
  • Inspect contractor’s work and send photos upon their completion.
  • Hurricane shutter set up/removal during hurricane season.

East Coast Watchdog is Bonded and Insured.
Additional Services will be charged at the rate of $40.00 per hour, to include travel time,
with a one hour minimum charge.

My name is Gregory Hirsch, owner of East Coast Watchdog (ECWD), and your only point of contact when providing your home with the services you require. As the owner of ECWD, I will be on watch as your eyes and ears in the Hollywood Lakes, Florida area. I can be at your home in a short period of time should an emergency arise due to my own residence being on Harrison street in the Lakes area.

Having lived on the East Coast of Florida for over 20 years and running a successful home repair business, I know what can go wrong and what to look for. ECWD will address your matters quickly and professionally with the care that your home deserves. Security Tips

  1. For security, have an alarm/emergency system installed in your home.
  2. Never leave your pets unattended for long periods of time.
  3. Maintain all your electrical appliances with regularly scheduled maintenance.
  4. Clean your air conditioning unit and replace filters regularly.
  5. Use an automatic timer for some indoor and exterior lights.
  6. Never leave keys hidden outside.
  1. Keep your garaged vehicle in good condition and with a full tank of gasoline.
  2. Turn your water heater off for safety reasons and to save on electricity when house is unoccupied for extended periods of time.
  3. Cancel your cable service until you come back to save on monthly bills.
  4. Stop or forward mail should you be out of town more than 1 week.
  5. Have your neighbor park their car in your driveway to show some resemblance of an active house.
